Phase 2:
Deadline for returned deposits and signed estimates is September 30, 2011
Estimated date for installation: October/November 2011 (slow season)

Painting:
Wall painting including repairing minor wall damage as needed. The light tone wall color will be similar to the existing color in all units. The accent walls in bedrooms and bathrooms will change according to the theme chosen.

Ceilings painted (as needed). The ceilings in most units do not need to be painted, however, some units have floor-to-ceiling cabinetry to be removed. Those ceilings will be fixed and painted as needed.

Trim to be touched-up (as neeeded)

Door painting and touch-ups (as needed)

Carpeting/Floor Tile:
Existing carpeting to be removed and disposed of.
New premium quality hospitality grade carpeting and padding to be installed.

*For those units that elect to have the upgraded kitchenette/bar the wood plank tile to be installed.
In 1-bedroom hallway units the tile will extend from the entry door to the end of the closet.

*For those units that elect to have the upgraded kitchenette/bar removal of existing kitchenette cabinetry and installation of new. New granite tile tops, new larger sink, new over-the-counter microwave to be installed, new refrigerator to be installed.

Wall Tile:
1" Glass wall tile will be installed at this time. The areas for new tile will be: 6" around whirlpool tub, to ceiling around top of shower stall, 6" around top of bathroom vanity, backsplash in kitchenette/kitchen areas.

Faux Stone above Fireplaces:
Existing strawboard panels to be removed at this time and replaced with faux stone panels for a more updated lodge appeal.

Electrical Work/Lighting Installation:
Electrical work will be completed to supply electricity to the OTC microwave and the bar. Note: this will not increase your existing electrical or plumbing load. Applicable plumbing and electrical permits will be required for this work. Permit fees will be billed accordingly.

*For those units that elect to have the upgraded kitchenette/bar the new pendant lighting will be installed in the dining area.

Swing arm bedside lighting will be replaced with new lighting at this time. The existing bedside lighting currently has one electrical box for 2 lamps (2 lamps on 1 baseplate). We will be adding an additional outlet for a second lamp as the new lighting has individual bases (1 lamp on 1 baseplate).

The remaining swing arm bedroom lamps will be replaced with wall-hugger sconce lighting.

Living room lamps will be delivered and installed at this time.

Furnishings:
*For those units that elect to have the upgraded kitchenette/bar new bar stools will be delivered and installed.
