Basic Updates Vs. Full Upgrades
Understanding that some owners may want to choose to update with only the basics we have been working with property management to determine a list of the minimum updates necessary. With that, our letter that was sent included estimated pricing for the basic updates. The pricing is based on meeting minimum participation by the majority of the owners so that we can receive quantity discounts for furniture, installation, etc. Final sales tax, freight and installation are additional. Any additional items that are not in the basics below will be in addition to our estimated pricing provided in our letter.
Below is a list of what is included in the basic updates that the resort
is asking to have completed.

Mattresses: 2 queen mattresses and foundations
Bedding: 2 queen or full coverlets, 4 pillow shams, 2 bed scarves, 2 bed skirts
Televisons: One 42" flat panel television for living room area, one 32" flat panel television for bedroom. Television models have changed since the letter was mailed. Please see Phase 1 description for television explanations. If you elect to purchase and install your own televisions, wall-mounts and remove and dispose of your own existing televisions please let us know.
Wall paint: Paint light tone walls with existing color. Paint accent walls with paint provided in each theme.
Carpeting: Replace carpeting with carpeting provided in each theme.
Living Room Lamps: Replace living room table lamps with new models provided in each theme. Desk and floor lamps to not included.
Bedroom Furnishings: 2 queen or full headboards, 1 nightstand, 1 dresser. Units that do not have a bedroom closet will be charged additional for wardrobe unit.
Living Room Furnishings: 1 queen sofa sleeper, 1 lounge chair, 1 end table, 1 coctail table, 1 entertainment center. Desk to be removed and not replaced. The lounge chair and end table will be moved to the current desk location for better television viewing and to provide better access and view through the slider.
Dining Room Furnishings: 1 new dining table and 4 dining chairs.

Below is a list of what is included in the full upgrades. It includes most of the basics above in addition to what is listed below in red.
As per the letter sent by property management they will be grading the units. Units with more extensive amenities and upgrades will be graded accordingly. Our experience shows that the more comforts and amenities you can provide your guests the more satisfied and likely to return they will be.

Add upholstered bench seat to units that do not have them or provide new upholstered window seat pad for units with pads. Replace wardrobe in bedrooms without closets with new open front model providing improved storage above and below.
Bedroom Lighting: Replace bedside swing arm lamps with new, updated models with printed shades. Replace remaining wall lighting with wall-hugger sconces for improved lighting.
Living Room Furnishings: 1 queen sofa sleeper, 1 lounge chair, 1 end table, 1 cocktail table, 1 entertainment center. Desk to be removed and not replaced. The lounge chair and end table will be moved to the current desk location for better television viewing and to provide better access and view through the slider. Add additional, end tables, sofa tables lounge chairs and ottoman where needed. Owners may elect to replace the desk with a new model and provide an ergonomic chair.
Drapes: New draperies and pull-wands. We are working to make sure that we find extra-long pull-wands for the draperies as the existing wands are too short.
Wall Tile: 1" Glass wall tile will be installed. The areas for new tile will be: 6" around whirlpool tub, to ceiling around top of shower stall, 6" around top of bathroom vanity, backsplash in kitchenette/kitchen areas.

Faux Stone above Fireplace: Existing strawboard panels to be removed at this time and replaced with faux stone panels for a more updated lodge appeal.
Dining Room Furnishings: 1 new dining table and 4 dining chairs. Dining set to be omitted and replaced with bar stools with the kitchenette/bar upgrade.
Artwork: Replace existing, outdated artwork with new Northern Michigan photography. Artwork is printed on canvas and gallery wrapped. Replace bathroom mirrors with more attractive models
Optional Accessories, Etc: Below are some additional recommended improvements that we can add to make you and your guest's stay more enjoyable.
